Drawing on 25 years of experience, we have fine-tuned our build process, guaranteeing exceptional results: on time, on budget, and to the highest standards.
There are lots of horror stories about hidden costs, variations, price overruns, delays, product defects and poor workmanship – our mission is to take all of those worries away from you early on, so you enjoy the process.
Over the years, we’ve mastered the new build process so that it’s easy and enjoyable for our clients. We’ve invested a lot in our systems, software and procedures to ensure a streamlined and stress free process.

Step 1 - Understanding Your Options
Your journey with ZB Homes starts with understanding you – your lifestyle, future plans, preferences and budget. We’ll talk you through the various options available: standalone, duplex and terraced homes; so you can decide which best suits you.
Step 2 - Making Your Selection
Once we capture your preferences and share your options, you then select the one you want. From there you can choose from four internal colour schemes. You may also opt to customise your build in other ways.
Step 3 - Quoting Summary
Once the concept plan has been finalised and signed off, we work out the cost of your build and present you with a full fixed price quote and specifications. We believe in full transparency, that’s why our specifications detail what is and isn’t included in the full price.
You may decide to add certain features or remove some at this stage, at which point we’ll provide you with an updated quote. A fixed price quote provides price certainty, which is important when applying for finance for your new home.
Step 4 - Quote Acceptance
Upon accepting the Quote and Specifications, a Certified Builders Association of New Zealand (CBANZ) contract is prepared. If this is a House and Land purchase, a Sale & Purchase Agreement for the land will also be drawn up and forwarded to your solicitor.
Deposits for the build (and land, if applicable) are required at this stage.
Step 5 - Working Drawings & Consents
In order to obtain consent to start your build, we submit a full set of working drawings to the council. Working drawings are very detailed and so typically take up to 4 – 6 weeks to complete.
The council then requires another 20 working days (one month) to process the drawings and issue consent. Any structural, drainage or geo-tech reports required by council are also carried out during this step.
Step 6 - Construction
Once your new home plans are approved by council and building consent is granted, construction begins. You’ll be provided with a Construction Schedule that estimates the start and completion date of your build. Towards the end of the build, you’ll receive a more exact date to work towards.
As part of the ZB Homes experience, you’ll have access to a qualified and experienced Project Manager who will keep you well informed throughout your build. You’ll also have access to our Builders-Trend software. This easy-to-use software provides you with 24/7 access to building selections, upgrade options, photos and conversations. You’ll be able to see exactly what’s happening on your build.
Step 7 - Handover
For us the most exciting part is handing over the keys to your brand new home. Nothing brings us more pleasure than welcoming you into your new home, and showing you all the finished details you selected.
As part of the handover service, you’ll receive a Welcome Pack which includes a copy of your plans, colour selections, product and warranty information and key contact information.
